5 Step Buying Process

Initial Consultation – I invite you to sit down and go over what you’re looking for; understanding your needs allows me to custom-tailor our search and our service.

Financial Consultation – If you haven’t already chosen a lender, I can arrange for you to speak to one of my recommended mortgage brokers. This is a crucial step in the process since it will allows us to determine how much home you can afford.

Customized Search – I design a custom-tailored search based on our initial discussions and financial consultation that meet your criteria. Searching the MLS isn’t where I draw my lines – I research For Sale By Owners (FSBOs), expired listings, homes that have not come on the market, a pocket listings. I ensure no stone goes un-turned in our search for your new investment.

Let The Showings Begin – At this stage, we’ve narrowed down a list of homes that meet your specific criteria. We will work with the listing agents and schedule appointments to visit each house and gather as much information about each house before visiting. We will be with you on every showing to answer any questions you may have. On average takes no more than 6-8 showings to find the home of your dreams.

Time To Make An Offer – So you’ve found the house you want, at this stage we want to submit an offer as soon as possible. The Florida real estate market is getting hot and having multiple offers on an existing house is not uncommon. We’ll work closely with you to show you what similar homes have sold for so that you can make a determination on how much you want to offer. We’ll draw up the contract and make the offer on your behalf.

Counter-Offers and Negotiations – Often time sellers counter the offer you have made; we work with you to implement a counter-counteroffer as well as negotiate other items we both agree should be negotiated as part of the contract.

Due Diligence – Once you and the Seller have agreed on a purchase price its time to begin the Due Diligence process. We will coordinate with the Mortgage Company, Title Company, Home Inspector, Termite Inspector and Home Appraisers to ensure everything that needs to take place prior to closing does take place in a timely manner. We provide a timeline with important deadlines for your reference, and keep the Lender informed of where we are in the process so that they can also remain on schedule.

The Closing – By now we should have all our ducks in a row so that when the day to close on your home takes place it all happens without a hitch. We will attend the closing with you to address any issues that might arise prior to the final signatures.
